Internal demolition & bathroom strip out services
Our Internal Demolition & Strip-Out Service provides a fast, controlled, and completely clean slate for your renovation or rebuild. We handle the dirty work of dismantling interior spaces—from single bathrooms and kitchens to full commercial strip-outs—taking room down to its raw structural studs and subfloor.
Disconnecting services and isolating structural risks.
Licensed trades shut off and cap water, gas, electricity, and drainage lines supplying the space to ensure worker safety. A pre-demolition inspection identifies load-bearing walls, structural supports, and any hidden hazards (like asbestos or live electrical conduits) before tearing out materials.
Protecting retained living areas and shared spaces.
Heavy-duty plastic sheeting and temporary dust barriers are installed across doorways and hallways to keep debris contained. Protective runners or floor masonite sheets are laid along access routes to prevent damage to surrounding floors and adjacent living areas during debris transport.
Removing fixtures, vanities, screens, and plasterboards.
All surface non-structural elements are removed first. This includes unbolting vanities, glass shower screens, mirrors, toilets, cabinetry, and ceiling plasterboard, stripping the space down to the underlying timber framing or masonry walls.
Breaking down hard surfaces to bare studs and subfloor.
Floor and wall tiles are chipped away using jackhammers or chisels, along with the underlying render, screed bed, and waterproofing membranes. Wall linings are cleared completely, exposing the wall studs, original pipework, and bare floor substrate for structural inspection.
Clearing debris, grinding floors, and final preparation.
Debris is cleared out via wheelbarrows or rubble chutes directly into skip bins. The concrete or timber subfloor is vacuumed with industrial HEPA units and ground down smooth if needed, leaving a clean, flat surface ready for plumbers, electricians, and waterproofers to start rebuilding.

Pre-Purchase & Residential Audits
Designed for home buyers and property investors looking to renovate pre-2004 structures. Visual inspections and selective sampling give buyers clarity on hidden costs before settlement.

Commercial Workplace Audits (Division 5 / Management Audits)
Mandated for workplace management to fulfill legal obligations. These non-invasive inspections evaluate accessible areas to ensure day-to-day occupants are not at risk of exposure.

Pre-Demolition & Renovation Surveys (Division 6 Audits)
Intrusive assessments performed prior to structural works. Inspectors access concealed spaces (wall cavities, subfloors, beneath tiling) to locate all asbestos that could be disturbed during construction.

Air Monitoring & Clearance Inspections
Airborne fibre monitoring during active removal projects, concluding with a visual clearance inspection and formal Clearance Certificate once the area is verified safe.
K & S Asbestos evaluates identified materials against three core risk variables to determine the urgency of remediation:
| Evaluation Factor | Assessment Focus | Risk Impact |
|---|---|---|
| Material Friability | Distinction between bonded (non-friable sheeting) and unbonded (friable insulation/lagging) materials. | Friable materials crumble easily, releasing hazardous airborne fibres rapidly. |
| Physical Condition | Extent of cracking, weathering, water damage, or mechanical disturbance. | Damaged or exposed materials escalate immediate health risks. |
| Location & Exposure Potential | Proximity to high-traffic areas, ventilation systems, or planned works. | High-traffic zones require immediate isolation or encapsulation. |
Following the inspection and testing phases, K & S Asbestos provides clear, plain-English advice tailored to the site. If materials are stable and undisturbed, the team establishes an Asbestos Management Plan (AMP) to monitor the site safely over time. When removal is necessary, they coordinate fully compliant remediation, handling everything from safe containment to final waste disposal and clearance certification.
