Asbestos Removals in South East Queensland

School Asbestos Removal for Safer Building Works

A leaking, ageing roof can quickly turn a planned renovation into a safety issue – particularly on homes, sheds and commercial buildings built before the mid-1980s. When weighing up asbestos roof versus metal roofing, the first question is not which material looks better. It is whether the existing roof contains asbestos and how it can be removed without exposing occupants, neighbours or trades to dangerous fibres.

For property owners across Brisbane and Logan, replacing an asbestos cement roof with metal roofing is often a sensible long-term move. But it needs to start with proper identification, safe removal and a clear plan for the replacement work.

Why an asbestos roof needs a different approach

Many older roofs are made from corrugated asbestos cement sheeting, sometimes called fibro or Super Six sheeting. These sheets were widely used because they were durable, fire-resistant and affordable. The problem is that asbestos cement can release harmful airborne fibres when it is cracked, drilled, cut, broken, pressure-cleaned or otherwise disturbed.

A roof may appear weathered but intact from the ground. That does not mean it is safe to walk on, repair or remove without controls. Years of sun, rain, lichen growth and storm damage can make old sheeting brittle. A single misplaced foot, broken sheet or power tool can turn a straightforward roofing job into a contamination risk.

You cannot reliably confirm asbestos by appearance alone. If there is any doubt, arrange an inspection or sample testing before roof repairs, solar installation, gutter replacement, demolition or renovation work begins. This prevents other contractors from arriving on site and accidentally disturbing suspected material.

In Queensland, asbestos removal is regulated. Licensed removal is required for friable asbestos and for larger areas of non-friable asbestos cement. Even where a small job may not legally require a licensed removalist, DIY removal carries real health, disposal and clean-up risks. Roofing is rarely a small or simple task, particularly when working at height.

Asbestos roof versus metal roofing: the practical comparison

Metal roofing does not contain asbestos and is the standard replacement choice for many older homes, workshops, garages and commercial structures. It is lighter than asbestos cement sheeting, available in a wide range of profiles and colours, and can be installed with modern flashings, insulation and roof drainage solutions.

That said, metal roofing is not simply laid over an asbestos roof. Covering asbestos sheets can leave a hazardous material in place, complicate future maintenance and create problems when fixings penetrate the old roofing. It may also place unnecessary load on the building structure. The safest path is generally to remove the asbestos roofing correctly, clean the work area, inspect the roof framing and then install the replacement system.

Safety and health risk

This is the biggest difference. Metal roofing can be cut and installed using standard roofing methods, although normal construction and working-at-height controls still apply. Asbestos roofing requires a controlled removal process designed to avoid breaking sheets and spreading fibres.

A professional removal team will isolate the work area, use appropriate protective equipment, carefully remove sheets with minimal disturbance, package waste securely and transport it to an approved disposal facility. The site should then be cleaned thoroughly before replacement work starts.

Trying to save money by breaking sheets into smaller pieces, using a high-pressure cleaner or loading loose material into a ute is not safe. It can also create a much larger and more expensive clean-up problem.

Durability and maintenance

Both materials can provide long service life when installed properly, but they age differently. Asbestos cement roofs often become more brittle with time. Cracks, damaged fixings, deteriorated cappings and weather exposure can make maintenance increasingly difficult. Pressure cleaning is not a safe answer for asbestos sheeting.

Modern metal roofing is designed for Australian conditions and is generally easier to inspect and maintain. It can still dent, corrode in harsh coastal environments or become noisy during heavy rain if insulation and installation are poor. Choosing the correct profile, coating, insulation and fasteners for the property matters.

For buildings in areas exposed to storms, heat and strong sun, replacement is also a chance to improve roof ventilation, sarking, guttering and drainage. These details help protect the building long after the asbestos has been removed.

Weight and roof structure

Metal roofing is usually lighter than asbestos cement sheeting. This can be an advantage, but it does not remove the need to inspect the roof frame. Older timbers, trusses, battens and fixings may need repair before a new roof goes on.

Once the asbestos sheets are removed, the condition of the structure is far easier to assess. Hidden rot, termite damage, water staining or sagging can be dealt with before it is concealed by new roofing. This is one reason a coordinated removal and replacement plan can save delays later.

Appearance and property value

An old asbestos roof can make an otherwise well-kept property look tired, especially where sheets are stained, chipped or patched. A new metal roof can improve street appeal and give buyers, tenants and business operators greater confidence that a major asbestos issue has been addressed.

For landlords and commercial property owners, this can also make future repairs easier. Electricians, air-conditioning technicians and solar installers are less likely to face restrictions caused by an asbestos roof remaining in place.

What does replacement actually involve?

The job should be planned as more than a roof swap. Before work starts, the contractor needs to confirm the roof material, measure the affected area, assess access, identify nearby structures and consider how to protect gardens, vehicles and occupied parts of the property.

Removal itself should be carried out methodically. Sheets are generally taken down whole wherever possible, rather than snapped or cut. Waste is wrapped or contained correctly, labelled as required and taken for lawful disposal. A proper clean-up includes the roof area, ground below, gutters and any locations where debris may have fallen.

Once the area is cleared, roofers can inspect the frame and complete any required repairs. The new metal roof can then be installed with compatible flashings, ridge cappings, insulation and gutters. If you are planning solar panels, skylights or roof ventilation, raise it early so the replacement design can allow for it.

A staged approach is particularly useful for occupied homes and active commercial sites. It helps minimise disruption, manage weather exposure and keep the project moving without cutting corners.

Understanding the cost difference

Comparing the cost of asbestos roofing with metal roofing is not a like-for-like exercise. The price of a metal roof is only one part of the project. Asbestos removal involves trained workers, safety controls, waste packaging, transport, disposal fees, clean-up and insurance. Access requirements, roof pitch, height, total area and the condition of the sheets also affect the quote.

Metal roofing costs vary based on the profile, colour, insulation, flashing complexity, roof framing repairs and gutter replacement. A basic shed roof will differ significantly from a multi-level home with valleys, penetrations and difficult access.

The most useful quote is one that clearly separates the asbestos removal scope from the replacement scope. You should know what is being removed, how it will be disposed of, what clean-up is included and whether structural repairs or new roof components are allowed for. A cheap quote that leaves disposal, damaged battens or final clean-up unclear can become costly very quickly.

When should you replace rather than leave it alone?

Asbestos materials in good condition are not always an immediate emergency. However, roof replacement deserves serious consideration when sheets are damaged, leaking, heavily weathered, affected by storm damage or likely to be disturbed by planned work. It is also worth addressing when you are renovating, demolishing, installing solar, selling the property or replacing gutters and roof fixtures.

If the roof is stable and no work is planned, a professional assessment can help you decide whether monitoring is appropriate. Do not climb on it, drill into it or attempt cleaning while you make that decision.

Choose a controlled replacement, not a rushed fix

An asbestos roof does not have to derail your renovation or property plans. With the right removal process, the hazardous material can be taken away safely and the building can move forward with a lighter, modern metal roof.

K&S Asbestos Removal helps property owners manage the hazardous part first – with safe removal, compliant disposal and a clean site ready for the next stage. If you suspect asbestos roofing on your home, shed or commercial building, arrange an inspection before any trade starts work. A clear plan now is the safest way to avoid costly disruption later.
